A paid-off mortgage does not mean that a home is free to own.

Visible ownership costs

Property taxes, insurance, utilities, landscaping, cleaning, and routine repairs continue even after a mortgage is paid off. Roofs, HVAC systems, plumbing, and exterior work can create large expenses in a single year.

Time and physical effort

A large home also requires organizing, cleaning, maintenance, and attention to emergencies. Work that once cost only time and energy may later need to be outsourced, turning physical effort into a cash expense.

The opportunity cost of unused space

Rooms that are rarely used still tie up home equity and household resources. A better-fitting home may reduce fixed expenses, improve access to family and healthcare, or release capital—but selling costs and tax consequences must also be included.
